River Park II in downtown Auburn was a public hazard before a developer purchased the building for $135,000. Receiving support from several private and public lenders brought added visibility to an already highly visible piece of riverfront property in the heart of town. The developer relied heavily on Warren Construction Group’s early schematic and design development estimates, and we worked with him, city officials, and others to build consensus during preconstruction.
The extensive renovation required the removal of a deteriorated exterior façade, damaged roof structure, and the building’s entire interior. Warren Construction Group restored the building’s structural integrity with new steel framing, reinforced concrete construction, masonry restoration, and a striking terra cotta rainscreen façade that revitalized the property’s appearance while preserving its urban character.
Completed ahead of schedule, the project played a key role in the revitalization of downtown Auburn’s waterfront district. Today, River Park II is home to successful commercial tenants, including Gritty McDuff’s Brew Pub, and stands as an example of how thoughtful redevelopment can breathe new life into historic properties while contributing to economic growth and community revitalization.
